2-bedroom single-story house design, optimized for a small family or couple
Overview
This floor plan shows an ideal and highly efficient floor plan for designing a 2-bedroom single-story house, particularly perfect for a small family or couple, with a built-up area of approximately 1,000 square feet, as shown in the floor plan’s title block. The house’s floor plan takes a rectangular shape with a width of approximately 8.2 meters (27 feet) and a depth of around 5 meters (16.5 feet), providing a linear flow from public spaces to private areas. Designed in modern style, with straight lines and low divisions, this floor plan offers ample use of light through the presence of windows, particularly on the outer walls. In addition, from the floor plan, all the sizes are clearly shown in millimeters, which is ideal for designing a cost-effective house, particularly in urban or suburban areas. The floor plan includes basic furnishing elements, which reflect the modern style, such as the use of tiling throughout the public areas, green, light beige, etc.
Entrance and Porch
The entry of the house is through the southeast corner, which is the entry in the plan view located at the bottom left corner of the house. This is achieved through a modest covered entry, which is 2,500 mm (8.2 feet) wide and 600 mm (2 feet) deep. Although the house has an entry door that is approximately 900 mm in width, the door opens into the living space without the presence of an entry foyer, which is useful in maximizing space in such a compact house.
Living and Dining Area
As soon as the interior space is entered, the livings room instantly positions itself at the heart of the residence with its generous presence at the bottom half of the drawing. It measures around 4,000 mm in length (13.1 feet) and 3,000 mm in width (9.8 feet), thus maintaining the airiness in the interior space. It is arranged with an L-shaped brown leather sofa at the southern and western areas, accommodating 4-5 people comfortably, along with a rectangular-shaped coffee table at the center, low in depth, accompanied by a side table at the right side of the sofa for further practicality.
Integrate into the living, to the north, a small dining nook suggested by placing a wooden table and chairs-labeled near the central partition-appropriate for 4 diners. The combined living-dining area is approximately 350-400 square feet, allowing social gatherings without a huge footprint. Large windows on south and west walls, 1.5 meters high, allow plenty of natural light into the space, while the pale-colored tile floor contrasts well with the warm tones of the sofa, providing a cozy, yet modern, atmosphere.
Kitchen
The design of the kitchen is a small, U-shaped work area, 2,000 mm (6.6 feet) wide by 2,500 mm (8.2 feet) deep, or about 50 square feet, with a dedicated sink with drainboard under the window for ventilation, a built-in stovetop with exhaust, and considerable countertop space along the east exterior wall. The storage is provided through the installation of wooden cabinets in the upper and lower areas, with a small pantry-style cabinet in the southern area.
Along with these facilities, the flooring is continued from the living room, with the design allowing for the preparation of meals facing the dining area through the installation of a counter-served breakfast bar. A utility nook with sink is located adjacent to the main cooking area.
Bedrooms
The two bedrooms are symmetrically disposed along the northern edge of the plan, keeping privacy and accessibility from the central hallway simultaneously.
1. Master Bedroom-Left/Northwest: This room measures a width of about 3,000 mm and a depth of about 3,500 mm, thus giving approximately 100 square feet. There is a fitted wardrobe, 1,500 mm in width, along the west wall, with plenty of space to place a queen-sized bed against the north wall with nightstands on either side. The green-shaded walls and large window to the north facade, 1,100 mm in width, create a restful, calm atmosphere. A door from the living room provides direct access, with an optional en-suite feel via the nearby bathroom.
2. Second Bedroom Right/Northeast: This is similarly sized, mirroring the master, at 3.000 mm wide by 3,500 mm deep, at approximately 100 square feet. This includes a similar wardrobe configuration against the east wall, northward bed placement, and north-facing window for ventilation. Green accent coloring mirrors the master, accessible down a short hall from the kitchen or central passage, suitable for children or guests.
A narrow central corridor (about 1,000 mm wide) separates the bedrooms, doubling as a pathway to the rear and allowing for built-in shelves if desired.
Bathrooms
This plan also includes the provision of full bathrooms, which will be strategically positioned, one for the living/common area and the other for the bedrooms.
1. Common Bathroom (Central/Southeast): This bathroom, situated between the living room and kitchen, has dimensions of approximately 2,100 mm x 1,700 mm or 35 square feet (5.6 ft x 6.9 ft). It has a pedestal sink, a toilet, and a small shower stall. Blue coloring in the bathroom creates a spa-like ambiance, and the window, which is 800 mm high, ensures adequate ventilation.
2. Bedroom Bathroom (Northeast): This is positioned adjacent to the second bedroom and kitchen. It is a similar floor plan to the previous one, measuring 2,100 mm by 1,700 mm, or 35 square feet. It is positioned as a semi-attached bathroom to the right-hand bedroom with a door to the hallway. Both bathrooms are fitted with strong ceramic tiles and include exhaust fans to ensure hygiene and ease of maintenance.
Both bathrooms use durable ceramic tiles and include exhaust fans, emphasizing hygiene and ease of maintenance.
Additional Features and Flow
- Circulation: This design follows an uncomplicated east-west axis movement circulation route, keeping the number of corridors limited to avoid wastage of space. The door width is conventional 800-900 mm, keeping the threshold flush.
- Windows and Ventilation: The external walls provide various openings, for example, 1,500 mm sliders in the living room and 1,100 mm casements in bedrooms, totaling over 20% glazed for maximum energy efficiency and views.
- Storage and Utilities: In addition to the wardrobes and utility cabinets, there is under-stair storage space (not shown) or wall recesses. Electrical outlets and lighting fixtures are implied.
- Scalability: This plan has the potential to be expanded into more space with the addition of a rear patio and/or loft area. This design would be excellent for first-time homebuyers, given the estimated low cost of construction because of the simplicity of the design and its box-like configuration.
All in all, this 2-bedroom layout effectively offers the right blend of intimacy and openness, placing functionality before other considerations. It is ideal for contemporary living spaces, in which every square foot counts, and that remain warm and inviting despite the modest square footage.
